Monitoring

Checked every week.

Records change after a lead is found. The monitor re-checks them weekly and flags what changed.

What the weekly monitor watches

  • New transfers.
  • New probate cases.
  • New foreclosures.
  • New or updated tax liens and Medicaid liens.
  • Changes to a delinquent tax amount.

Updated and Last monitored

Updated marks a lead where monitoring found a change. Last monitored is the date monitoring last updated the lead.

What monitoring never does

A manual edit is never overwritten. When a record really changes, monitoring flags the change for review instead. A property that sells to an investment company or an unrelated buyer in an arm’s-length sale drops out of the marketing views; only a transfer to next of kin keeps a lead alive.

Foreclosure data can read “unknown”

The Clerk of Courts source is disabled in production. On some leads foreclosure therefore reads “unknown”, which means it was not checked, not that none was filed.
