How it works

From county record to scored lead.

Public county records, read every week, filed as one record per property. The result is scored leads from public records and death-record matching.

The pipeline

  1. We take the county’s parcel records.
  2. We keep individual owners, trusts and estates, and drop companies and institutions.
  3. We match owners against death records.
  4. We enrich each match from county records: ownership, tax, probate, foreclosure and recorded deeds.
  5. We score and rank each property.
  6. You work the leads on a dashboard and export them as CSV.
  7. Each week we monitor for changes and flag them for review.

What we leave out and what we keep

A property sold to an investment company or an unrelated buyer in an arm’s-length sale is dropped from the lead views. Only a transfer to next of kin keeps a lead alive. A manual edit is never overwritten: weekly monitoring flags real changes for review.
