Indicators

What Delta reads for each property.

An indicator is one fact about a property, read from public county records or matched from death records. Indicators feed the score, and you decide how much each one counts.

The indicators

  • Ownership. Every owner of record, so a co-owner or a trust is not missed.
  • Tax. Balance due, special assessments and delinquency.
  • Probate. The decedent, the fiduciary and the heirs, where a case exists.
  • Foreclosure. Whether a foreclosure case has been filed against an owner.
  • Recorded deeds. The deed itself, so deed type can be checked.
  • Transfer history. Each transfer on the parcel, not only the latest.
  • Vacancy. A vacancy flag.
  • Surviving spouse. A survived-by-spouse flag.

How scoring works

Scoring has two independent halves. Points are signed and summed, so an indicator can add to a score or subtract from it, and there is no maximum. Show-only hard filters are the second half: they hide leads that do not match, whatever their score.

Scoring lives on a saved view, not in Settings. A view can be personal, shared with a team, or configured, used once and discarded.
